We all know that it’s important to look your best for a job interview – a tailored suit makes a much better impression than faded jeans and a wrinkled t-shirt. Staging has become status quo for home sales, with professional stagers refurbishing and refurnishing homes so that they can be shown in their best light. In this post, we’ll look at how this new sales strategy has affected the real estate market.

In a 2015 survey, the National Association of Realtors found that a majority of realtors believe that home staging is extremely effective in promoting sales. Most realtors also believe that staging a home raises the final price by up to ten percent, which makes staging a worthwhile investment at a cost of less than seven hundred dollars on average. Staging can certainly cost more – some staging companies charge as much as $100,000 – but most offer much more less expensive service menus. Another cost-cutting measure is to stage only one room, such as the living room, for maximum impact at minimal outlay.

In addition to increased sales and higher asking prices, staging has also affected buyer assumptions. Now that staging is so common, and popularized by how-to and househunting shows on HGTV, buyers expect to see a staged home, repainted and redecorated. Many realtors who responded to the NAR survey reported that staging allowed clients to see each home as a “clean slate,” rather than a lived-in dwelling, and that it was much easier for them to envision themselves in the new place.

The trend towards staging has created a thriving industry for decorators who have reinvented themselves as home stagers, specializing in upscale properties or a certain “look.” Since every house on the market competes with homes that have been staged for sale, homeowners and real estate agents are extremely motivated to hire professional help.

<p style="text-align: justify;">Para algunos compradores, la cocina es el lugar principal de la casa, por lo cual la presentación es muy importante.  Esta claro que es completamente normal poner los utensilios que usas diariamente en las encimeras, pero ojo, solo cuando vives en la casa! Por que  cuando se presenta una propiedad en venta, todas las áreas deben estar libres y limpias; las áreas llenas de utensilios con desorden y no limpias dan la impresión de que no eres una persona seria, de no querer vender de verdad ( después de todo si no haz hecho el esfuerzo de limpiar, no estarás preocupado en vender, verdad?). Una cocina limpia y ordenada da la impresión de tener mucho espacio para guardar ( para esos utensilios esenciales).</p>

<p style="text-align: justify;">Los dormitorios son mejor presentados cuando son luminosos y espaciados, para dar ese aire que invita dormir. Tu propósito es que los compradores se imaginen que se sacan los zapatos después de un dia arduo de trabajo y sumerjan sus cabezas en la almohada para alcanzar una buena noche de ensueño y después despertar en una mañana con los rayos del sol atravesando tu ventana!</p>

<h3>No 3 Los Baños</h3>
<p style="text-align: justify;">De mas esta decir que los baños tienen que ser presentados impecablemente limpios, y como todo cuarto sin nada de objetos personales de uso diario, como los champús o pastas dentales! Todos estos productos de higiene personal deben de ser removidos, y lo que quede debe estar muy bien organizado.  Algo que es muy importante y muchas veces pasa por los ojos del vendedor, es la tapa del baño!, La Tapa del wáter/baño siempre tiene que estar cerrada, no solo es malo por la regla de Feng Shui (no queremos que vuestra salud y fortuna se vaya por el desagüe), simplemente nadie quiere mirar nuestro lavatorio! Otro cosa son las toallas, de preferencia deben ser removidas  a menos que sean muy bonitas, nuevas y vayan con la decoración.</p>

<p style="text-align: justify;">Las piscinas son lugares maravillosos, en el cual tu comprador se imaginara estar en un oasis relajante en los días de verano, con unos pequeños toques tu puedes ayudar a mejorar esa idea! Ayudando así a vender esa área. Asegúrate de que los muebles del jardín estén en exposición para uso diario, las tumbonas deben estar por la piscina, las mesas y sillas con una botella de vino o champagne con un par de copas. Remueve todo el equipo de limpieza de la piscina, tu comprador no tiene que pensar que la piscina tiene que ser mantenida, cualquier otro objeto que haga que tu comprador piense en  gastos debera de der removido.</p>

Por que  cuando se presenta una propiedad en venta, todas las áreas deben estar libres y limpias; las áreas llenas de utensilios con desorden y no limpias dan la impresión de que no eres una persona seria, de no querer vender de verdad ( después de todo si no haz hecho el esfuerzo de limpiar, no estarás preocupado en vender, verdad?). Una cocina limpia y ordenada da la impresión de tener mucho espacio para guardar ( para esos utensilios esenciales).</p>

Tu propósito es que los compradores se imaginen que se sacan los zapatos después de un dia arduo de trabajo y sumerjan sus cabezas en la almohada para alcanzar una buena noche de ensueño y después despertar en una mañana con los rayos del sol atravesando tu ventana!</p>

<p style="text-align: justify;">De mas esta decir que los baños tienen que ser presentados impecablemente limpios, y como todo cuarto sin nada de objetos personales de uso diario, como los champús o pastas dentales! Todos estos productos de higiene personal deben de ser removidos, y lo que quede debe estar muy bien organizado.  Algo que es muy importante y muchas veces pasa por los ojos del vendedor, es la tapa del baño!, La Tapa del wáter/baño siempre tiene que estar cerrada, no solo es malo por la regla de Feng Shui (no queremos que vuestra salud y fortuna se vaya por el desagüe), simplemente nadie quiere mirar nuestro lavatorio! Otro cosa son las toallas, de preferencia deben ser removidas  a menos que sean muy bonitas, nuevas y vayan con la decoración.</p>

<p style="text-align: justify;">Las piscinas son lugares maravillosos, en el cual tu comprador se imaginara estar en un oasis relajante en los días de verano, con unos pequeños toques tu puedes ayudar a mejorar esa idea! Ayudando así a vender esa área. Asegúrate de que los muebles del jardín estén en exposición para uso diario, las tumbonas deben estar por la piscina, las mesas y sillas con una botella de vino o champagne con un par de copas. Remueve todo el equipo de limpieza de la piscina, tu comprador no tiene que pensar que la piscina tiene que ser mantenida, cualquier otro objeto que haga que tu comprador piense en  gastos debera de der removido.</p>
